It’s that time of year! Time to pay our real property taxes…
Real estate property taxes are collected annually and can be paid to Miami-Dade County online, by mail or in person.
Also known as ad valorem taxes, real estate property taxes are based on the assessed value of a property's land, buildings and improvements, determined by the Property Appraiser as of Jan. 1. The real estate property tax notice also includes non-ad valorem assessments levied against the property for services such as solid waste, fire rescue, libraries and other special assessments.
Tax notices in Miami-Dade are mailed by October 31 each year. If you have not received your tax notice by early November, call the Tax Collector's office (305-270-4916) to request a duplicate. Your real estate property taxes must be paid by March 31; and will be delinquent as of April 1, incurring additional interest and fees.
Paying your tax bill early earns you a discount:
· 4 percent if paid in November
· 3 percent if paid in December
· 2 percent if paid in January
· 1 percent if paid in February
If you chose to pay in person or by mail, the address is: Miami-Dade Tax Collector, 200 NW 2nd Avenue, 1st Floor, Miami FL 33128
Or, take their advice and pay online: “One of the most convenient ways to pay your property taxes is online. #OurCounty shows you step-by-step how to pay your property tax bill via miamidade.gov and offers discounts to those who pay early.”
